Extensions & new builds explained

What Does Extension & New Build Plastering Involve?

Extensions and new-build projects need plastering from a blank canvas — every wall and ceiling boarded, jointed and finished from scratch, coordinated around the rest of the build programme.

New-build and extension plastering typically starts once the property is boarded (dry-lined): stud walls and ceilings are dressed with plasterboard, joints are taped and filled, and the whole area is then skimmed to a smooth, paint-ready finish.

Plastering usually sits at a specific point in a build programme — after first-fix electrics and plumbing and boarding, before second fix and decoration. We’re used to coordinating around other trades on site rather than working in isolation.

Extensions & New Builds FAQs

Do you provide free quotes?

Yes. M&M provides free, no-obligation quotations. We can discuss the property and the work required, and where necessary arrange to assess the job before providing the quotation.

How many coats of plaster will my walls need?

Most walls and ceilings in good condition just need a single skim coat, around 2mm thick, applied in two passes for a smooth, even finish. Where a wall has been stripped back to brick or blockwork, or freshly plasterboarded, it typically needs a base coat first to build up an even surface before the finishing skim goes on. We'll assess the condition of your walls and confirm exactly what's needed as part of your quote.

How much mess does internal plastering cause?

Plastering is inevitably a bit dusty and wet since we mix and apply plaster on site, but we keep disruption to a minimum: dust sheets over floors and furniture, protection for doors, windows and fixtures, and a clean-down at the end of each day rather than leaving mess to build up. Rooms generally need to be cleared of furniture, or have it moved to the centre and covered, before we start. We'll talk you through what to prepare before work begins.

What's the difference between skimming and plasterboarding?

Skimming is the final smooth, paint-ready layer applied over a surface that's already solid and sound — existing plaster in good condition, blockwork, or plasterboard. Plasterboarding (dry lining) comes first where there isn't a suitable surface to skim onto, such as a new stud wall or a wall stripped back to bare brick: boards are fixed, joints taped and filled, then skimmed over the top. Most redecoration jobs only need skimming; boarding is only needed where the wall underneath isn't ready for it. We'll assess your walls and recommend the right approach.

What areas do you cover?

We work across Bedford and surrounding towns including Milton Keynes, Luton, St Neots, Biggleswade, Sandy, Hitchin and Stevenage, and surrounding areas.
